Steps for Lease Termination
- Go to the USH Resident Portal
- Select Apply for Housing from the menu bar
- Select Cancel Application/Lease Termination from the drop-down menu
- Select the Term (Academic Year) you wish to cancel/terminate. You will only see terms that you have an application for
- Submit a $200 Lease Termination Fee, paid via credit card
A replacement resident must:
- Be a qualified replacement, meeting USH applicant criteria
- Complete all required paperwork
- Sign a Lease Agreement
- A replacement does not qualify if is a current WCU Managed or USH resident
How do I get released from my lease?
You are responsible for all rent and lease obligations until you are officially released from your agreement.
If a qualified replacement tenant is found, you will receive a prorated refund based on the date their lease begins.
Follow the checklist to move out of your space. You do not need to be released to move out of your leased space.
Please note: notifying USH of your intent to terminate and paying the $200 termination fee does not release your responsibilities under the lease. Rent payments remain your obligation until a qualified replacement is approved, completes all required paperwork, and meets eligibility criteria.
Lease Termination Checklist
- Remove all personal possessions, including decorations and adhesives from your room or apartment.
- Clean your assigned areas in your room or apartment. You and your roommates are jointly responsible for cleaning common areas.
- Take all trash to dumpsters outside your community.
- Remove your mail from your mailbox.
- Complete a check-out envelope, enclose all USH issued keys and turn it in to the Front Desk or via a USH Rent Drop Box.

To terminate your lease please follow the lease termination process here. The $200 Lease Termination fee is waived through June 1st. After June 1st, all applicants must submit the fee.
Many students find success utilizing word of mouth and social media. Any current WCU student, who does not currently reside in a USH community and meets the USH Occupancy Guidelines and Qualifying Criteria, is eligible to apply. A current USH resident is not able to take over a lease for another USH resident.
If a replacement is not found, you remain responsible for the terms of the Lease Agreement, including payment.
